Edward Durrell Stone Designed Modern Home Sold by Douglas Newby

5243 Park Lane, Dallas, Texas
Architecturally Significant
The renovation of this internationally important residence, including reclaiming the pool and floating dining room island, was completed in 2007.
Comparable to Edward Durell Stone’s international projects, this 1957 Park Lane project was his most important and favorite residential work. While he is known for his monumental projects, his interest in architecture began in Fayetteville, Arkansas, where he entered a lumberyard sponsored birdhouse competition, which he won. He was from a very wealthy family and had a much older brother, already an architect, whom he joined in Boston. His brother sponsored him for the Boston Architectural Club where he drew and studied. He then went to Harvard and MIT on scholarship, studying architecture with an emphasis on the Beaux Arts style.

While his contemporary, Maurice Fatio, would draw for 12 hours and then go to “white tie and tails” balls, Edward Durell Stone would draw for 12 hours and then go to speakeasies — his favorite, Texas Guyan. Maybe this is the reason that much later in his career he was so excited about coming to Texas to design a home.

Preston Hollow Edge

Sharing an edge with proper Preston Hollow is Mayflower Estates. Arbitrary boundaries can make a monumental difference in perceived prices and values of land and neighborhoods. Walnut Hill twenty years ago was one of these neighborhood edges, with the land in Preston Hollow south of Walnut Hill costing twice as much as land in Mayflower Estates, north of Walnut Hill. Now, Mayflower Estates is on the right side of this Preston Hollow edge with even more valuable land. Rather than fences, here White Rock Creek might delineate boundaries and privacy. Boundaries are blurred with extended views of several-acre estates with their lakes, creeks, and gardens. Whether a home is in a town, a city, or in an estate neighborhood, people love being surrounded by nature.

Future of Design

A celestial study by interior designer Ken Fulk at Kips Bay Decorator Show House Dallas might be a nod to an astrological prediction of design. Or it might be an example of how rooms in a historically designed home that I sold over ten years ago can keep the classical proportions and floorplan but have each room take on a very different look at the hands of talented designers. My blog article shows before and after pictures of many of the rooms showcased at the Kips Bay Decorator Show House Dallas at 5138 Deloache Avenue in Preston Hollow.

History of Preston Hollow
Evolution of Preston Hollow Homes and Neighborhoods
These pastoral Preston Hollow estate neighborhoods within eight miles of downtown can be traced back to the acquisition John Howell of Mississippi made from the Peters Colony in 1844 near Cochran Chapel. These 546 acres were patented by the state of Texas on June 15, 1857. Over the next 100 years this remote piece of land made of creeks, woods and hollows gradually began to develop as the neighborhood we now know as Preston Hollow. In 1924, between Northwest Highway and Park Lane, 250 acres were dedicated as Preston Hollow.
In 1939 Preston Hollow Township was incorporated to include Preston Hollow, El Parado, Preston Elms, Preston Downs and Preston Highlands. This new township also included Shadywood and Senecca, south of Northwest Highway, that is now known as part of Bluffview. In 1945, with the electoral support of its residents and legislative support of Texas, it merged with the city of Dallas. During these World War II years, when Preston Hollow was a township, it was governed on the principals that permeated the thinking of Dallasites. There were no taxes, but volunteer subscription for police and fire protection. The building permit fees from the rapid growth of the town paid for the rest of the government. In keeping with this Preston Hollow tradition, there are now neighborhood associations that rent off-duty policemen and city police cars to patrol the neighborhood.
These neighborhood associations are spread across an area from Hillcrest to Midway, Walnut Hill to Northwest Highway that is now generally considered Preston Hollow. Here the city’s grandest estate homes have been built, the nation’s finest architects have designed homes, regional architecture has flourished and Dallas architects have left their mark. A rich mix of architectural styles and eras are found in this neighborhood developed in the 20th century on a vast amount of untouched land. The feel of Preston Hollow, in many ways, is the same. Narrow tree-lined streets without sidewalks or parkways create a rural ambience just seven miles from the central business district down the toll road. Large tracts of land have been broken up for new houses to be built, and in the late 1990s it became common for several one acre estate lots to be purchased separately and compiled for an even larger single estate home.
Preston Hollow has consistently been a destination for architects and their clients. The result is rich architectural examples from every decade. Charles Dilbeck designed homes on Park Lane and Chatham Hill. Harwell Hamilton Harris and Howard Meyer designed mid-century modern homes side by side for the respective Tobian children and their spouses in the 1950s. On Park Lane in 1957 the Grafs built the most important home designed by Edward Durell Stone. Frank Lloyd Wright followed with a home he designed on Rockbrook. Dallas architect Max Levy designed one of his first homes on Glenleigh Court in the 80s as did Edward Larabee Barnes on Meadowood. Steven Holl designed a home on Rockbrook in the 1990s. At the end of the century Robert Stern and Richard Meier designed contrasting estate homes adjacent to each other on Preston Road. Contemporary Dallas architects who have designed period estate homes in an eclectic style include Cole Smith, Robbie Fusch, Wilson Fuqua, Ted Larson, Bruce Bernbaum and D.C. Broadstone.

Preston Hollow Home of President George Bush on Daria

There was great international hubbub when former President and Mrs. Bush purchased a home on Daria in the Mayflower Estates neighborhood of Preston Hollow. While wild rumors circulated for years that President George Bush has purchased a home in Highland Park or on Strait Lane, I quietly told my friends and clients that Mayflower Estates was my prediction for his next home. While keeping quiet about his actual home purchase for a few months, I did agree to discuss the neighborhood and his home with CNN and the New York newspapers when the story eventually broke. Daria is a small street, now gated, but almost doesn’t need to be because Mayflower Estates is so hidden and secluded. President and Mrs. Bush have been well-received by the neighborhood and Dallas.

Dear Doug and Connie,
Paul and I felt so very grateful for all you have done to make us feel welcome and find a beautiful family home in Dallas. It is hard to imagine that all these months have passed and we are actually going to take this next, exciting step. Thank you for making the process so enjoyable and the end result so perfect.

Hello, Doug:
It was good hearing from you after all these years. Though time has passed, I will not forget that very strange couple and the circumstances surrounding the arrangement you and Milton managed over the Swiss Avenue Property. Just remembered that you sold the Eisenberg home as well. Much water has gone under the bridge since then.
I certainly appreciated hearing from you regarding the affordable housing forum on March 26th, but am disappointed you will not be able to attend. You have expressed the view that I have had after serving on The Housing Finance Corporation and the Urban Rehabilitation Standards Board that there were thousands of home that were not livable but could be made so, and poor families and seniors who so desperately needed homestead makeovers, who loved their neighborhood and wished to stay but could not pass code enforcement for which there seemed to be no solutions. At long last the problems of the homeless are being addressed but again their numbers are increasing faster than space allows, as the economy falters, job losses multiply and mortgage defaults mushroom.
The tear downs are happening with such speed, while alternative housing availability is languishing. Presently I serve on the Vickery Meadow Tif and I see first hand the need to rebuild but not at the expense of the underserved. The best time to create and plan and design and act is when it appears that activity is at a standstill. We’re taking advantage of that lull.
Oftentimes the most successful movements begin with the faith community. This seemed the moment and Temple Emanu-El agreed, to bring congregants of many faiths together along with the experts in all facets of the housing industry. I appreciate your suggestion as to the development of a database of properties and think that would be a great first assignment for one of the working groups that could result from this forum. I wouldn’t be surprised that there already is a database but probably needs updating.
With your permission I would like to count on you, your expertise and experience to be part of a team of real estate professionals that we can defer to and who will help us revitalize Dallas, and strengthen the neighborhood concept where families know, care about, and help each other.

I wanted to again say thanks for the work you put in helping us find our first home. I think that without your advice, experience and hard work our process would have been at best, much more difficult, and at worst, unnavigable.

Dear Allen:
You were kind enough to take out time to give me a thorough assessment of using Doug Newby as a realtor. After your kind words we engaged Douglas to sell our home.
Dealing with Douglas in the selling of our home was one of the most positive business experiences that my wife and I have had. He was absolutely the right person to sell our home. He represented our every interest and was a pleasure to deal with. Douglas is the perfect salesman of unique properties that are architecturally and/or historically significant.
Thank you again for helping lead us to the perfect professional to sell our home. We closed on that sale two weeks ago receiving our full asking price.

Dear Doug, well, you just blew the socks off of everybody on Sunday night. Your incredible event was over the top in every way. A formal note follows, of course, but I just could not wait to tell you how amazing the evening was-your RAFFINATION Dinner!!!

What an amazing guy you are. I am so grateful to be your friend.
You have such astute observational powers. You deducted a truth and made an insightful, intelligent analysis not only of the markets of real estate and architecture, but also of human tendencies and the profound effect of nature. Your rhythm of speaking also holds your attention. You communicated this analysis in a clever and occasionally witty and humourous way. You made it easy for the audience to understand and gave us some of the answers to the search for happiness.
I really enjoyed it – very thought provoking.
And I must say you are looking good!
